PERIODIC INSPECTION & TESTING

Official known as Periodic Inspection Report for an Electrical Installation sometime called hard wiring tests or 5 yearly electrical inspections. Under the Electricity at Work Regulations 1989 all electrical installations in the work place have to be periodically inspected and tested in accordance with BS7671, the frequency of this inspection varies somewhat depending on the type and age of the installation (wiring) the maximum period between inspections is 5 years for a commercial premises and 10 years for a domestic household. To decide whether your premises has undergone such an inspection a label has to be fitted to the fuse boards indicating the date of the last inspection and the next due date.
If these labels are not present it is likely that the inspection has not been carried-out or may have not been carried out properly. We use the very latest methods to carry out this potentially disruptive work and issue the N.I.C.E.I.C Periodic Electrical Inspection Report Certificate together with a recommendations report for remedial improvements as required. It is becoming increasingly important to mortgage lenders that this test is also carried out prior to a mortgage offer being submitted when buying a property in the same way, as the structural survey is required. It is deemed that the surveyor generally will not be fully conversant with current electrical requirements and therefore this survey has to be carried out by a specialist contractor who is accredited by the N.I.C.E.I.C.

 

PAT TESTING

We offer a full test and inspection service for the testing of portable appliances whether it is in a rented property or in a large office environment As a Landlord you are required to ensure that all of the portable equipment within the the property is safe for use. This can be done by portable appliance testing of the in service equipment. Items that are likely to be in rented properties are, fridges, freezers, televisions irons, hoovers etc. As a Business you are required to ensure that all of the portable equipment within the premises are safe to use at all times (electricity at work regulations). By instructing us to perform a program of testing and inspecting on a regular basis usually annualy you can be assured that all items of equipment is tested and the details of the test will be recorded.

 

FUSE BOARDS, REWIRING & UPGRADES

As a silent contributor to our daily lives, electricity provides light and warmth, and powers our electrical appliances and equipment. However, most of us take electricity for granted. The cables run inside the walls, above ceiling and under floors, fuse boxes are often hidden away, making it easy to forget that electrical systems do need checking periodically. Cables, switches, socket-outlets and other accessories deteriorate with use and misuse, and require regular checking. All properties should have their electrical systems checked at least every 5-10 years. There are several signs to look out for that indicate the age of your electrical system and whether your property needs rewiring:

Cables coated in black rubber – black rubber was phased out in the 1960’s. Cables coated in lead or fabric are even older. Modern cables use PVC insulation.

A Haphazard mixture of rewireable fuses.

Older round pin sockets and round light switches, braided flex hanging from ceiling roses to light fittings, black switches, sockets mounted in skirting boards.

Wall mounted light switches in bathrooms or wash areas.

EMERGENCY LIGHTING INSTALLATION & TESTING

Emergency lighting is required in all premises where people are employed. It is a Life Safety System and is required to assist the occupants in the event of an emergency. It will assist in the evacuation of a premises in the event of power failure. It is a mandatory requirement to be installed where artificial lighting is installed. Remember, Emergency Lighting is designed to help save lives

Legal Responsibilities
All Employers, Landlords or Occupiers have a duty under the “Fire Precaution (Workplace) Regulations 1999” to carry out a risk assessment to ensure their premises and activities are able to facilitate safe escape in the event of an emergency complying with the Fire Precaution (Workplace) Regulations 1997. The Emergency Lighting British Standard BS5266 defines the requirements for the correct installation of Emergency Lighting. Compliance with this standard will ensure that your premises, meets the requirements of the Fire Precaution (Workplace) Regulations.
